STAIN-PROOF Premium Impregnating Sealer, formerly Stain-Proof Original, is Dry-Treat’s solvent-based, permanent-bonding impregnating sealer for natural stone, tile, pavers, concrete, brick, and grout, indoors and out. It carries the same 110513 part number it had under the old name. It repels water and oil-based stains and helps protect against efflorescence, picture framing, freeze-thaw damage, and salt damage. Installers use it on patios, pool surrounds, floors, showers, facades, and countertops. It goes on in two coats, wet on wet, and keeps building repellency for weeks as it bonds inside the pores. Stain-Proof backs it with a 15-year written performance warranty when an Accredited Applicator applies it.

Performance in Production
- Two coats go on wet on wet, so a patio or floor gets sealed in one visit. The second coat goes down before the first dries, and the excess gets polished off with white terry towels about 10 minutes after the final coat.
- Don’t judge it the next day. At 24 hours the repellency is only adequate, and it keeps improving over 3 to 4 weeks as the sealer bonds inside the pores. Wait 3 weeks before a water or stain test, or before showing a customer the bead.
- Outdoor jobs need a dry forecast. The surface has to be dry going in, stay dry for 6 hours after, and sit between 40 and 95°F.
- Dense or polished stone takes more care. Wipe it on with lamb’s wool or a cloth instead of spraying, and give it about 15 minutes between coats. For dense natural stone countertops, Stain-Proof’s countertop grade is Dense Stone Impregnating Sealer.
- Soft limestone, sandstone, and travertine in freeze-thaw or salt water exposure need more than this sealer. Stain-Proof calls for 40SK Consolidator and Water Repellent on those, including stone around saltwater pools.
- Once cured, treated surfaces are easier to clean, dry quickly even after heavy rain, and stand up to commercial cleaning methods.
- It can lighten or darken some surfaces. Test a small, inconspicuous area and let it cure 24 hours before sealing the full job.
- Read the SDS before use. The spec sheet lists it as highly flammable and harmful if inhaled, with reproductive and organ toxicity warnings. Ventilate, keep ignition sources away, and wear gloves, protective clothing, and eye and face protection. Tape and cover surrounding areas you don’t want treated.

How STAIN-PROOF Impregnating Sealer Works
An impregnating sealer goes into the material instead of coating the surface. Premium Impregnating Sealer uses modified silane molecules that migrate through the pores and bond to the pore walls by chemical reaction. That lines the pores with an oil- and water-repellent barrier below the surface while leaving them open, so water vapor can still escape. The bonding keeps going for 3 to 4 weeks after application, which is why repellency and penetration both improve with time.

- Stain-Proof states its sealing molecules are approximately 400 times smaller than other impregnators, which lets them reach into dense materials such as polished granite.
- The barrier sits inside the material, so water carrying dissolved salts is kept out. That’s what drives efflorescence, salt spalling, and freeze-thaw damage.
- The pores are lined, not plugged. Liquids are repelled, and moisture inside the material can still leave as vapor.
- It controls absorption, not surface hardness. It won’t prevent etching, scuff marks, or wear.
How to Apply Premium Impregnating Sealer
- Test a small, inconspicuous area first and let it cure 24 hours to check ease of application and appearance.
- Make sure the surface is between 40 and 95°F (5 and 35°C) and is dry, clean, and free of residue. Don’t thin the sealer.
- Apply generously with a low-pressure hand sprayer or a microfiber applicator. Porous surfaces should hold a mirror-like wet look for 3 to 5 seconds. Keep it off surrounding areas.
- Wait at least 10 minutes, longer on dense material, and apply the second coat before the surface dries.
- About 10 minutes after the final coat, before it dries, polish the surface thoroughly with clean, dry, white terry towels. Dampen the towel with a little sealer if the excess is hard to remove.
- Clean equipment with denatured alcohol or mineral spirits.
- Keep the surface dry for 6 hours.
Adjusting for the surface
- Dense or polished surfaces: wipe the sealer on with a lamb’s wool applicator or cloth. Spraying isn’t recommended on polished surfaces. Allow about 15 minutes between coats.
- Highly porous surfaces such as sandstone and soft limestone: pre-seal with a light spray at least 8 hours before the two main coats. Apply enough that the surface stays mirror-wet for 3 to 5 seconds after each coat.
- New tile installations: apply one coat before grouting. Grout 24 hours later, then apply the second coat once the grout dries, ideally 24 hours after that. The first coat helps prevent picture framing and makes grout haze easier to clean.
- Vertical surfaces: apply 4 light coats instead of 2 generous ones, each about 10 minutes apart and before the previous coat dries. Put a tarp or plastic sheeting below to catch drips.
- Surrounding areas: cover anything you don’t want treated, and use removable painter’s tape along the bottom of walls.

Should I use Premium Impregnating Sealer or Dense Stone on a countertop?
For dense natural stone countertops, use Dense Stone Impregnating Sealer. It’s Stain-Proof’s countertop grade, it carries a 25-year warranty, and Stain-Proof rates it food contact safe once cured. Premium Impregnating Sealer is the all-purpose grade and can be used on countertops. Its spec sheet doesn’t include a food contact rating.
How much does a quart of Premium Impregnating Sealer cover?
It depends on the surface. Polished granite runs about 120 sq ft per quart, wet cast concrete pavers about 70, and dry pressed pavers about 40. Grout lines run about 1,000 linear ft per quart. Check the coverage table above for your material and finish.
Is Premium Impregnating Sealer a nano sealer?
Stain-Proof doesn’t use the word nano for this grade. It describes modified silane technology with sealing molecules small enough to penetrate dense materials, covered in the section above. The contents are ethoxylated silanes, ethanol, n-butyl acetate, and fluoropolymer, and it’s made in the USA with globally sourced materials.
